A Vancouver Home Exterior Cleaning Calendar

When to schedule windows, gutters, and roof moss checks around Vancouver pollen, leaves, rain, and shorter winter days.

A month-by-month planning table

Vancouver’s coastal climate does not follow a perfect maintenance calendar, but seasonal checkpoints help homeowners catch small issues before the busiest rain periods.

SeasonWindowsGuttersRoof surface
Jan–MarClean when access and weather are suitableMonitor overflow from the groundAvoid unsafe wet or icy access
Apr–JunRemove winter film after peak pollenClear spring debris and seed podsAssess moss, algae and lichen growth
Jul–SepGood access window for full glass scopeInspect seams and visible slopeComplete suitable treatment in workable weather
Oct–DecTouch up before shorter days if neededPrioritize after leaf dropKeep roof valleys and drainage paths observable

Window cleaning: choose the scope before the method

Exterior glass, interior glass, screens, tracks, frames, sills, skylights and glass railings are separate scope decisions. Water-fed poles can be effective for suitable exterior glass, while detailed interior work often uses traditional tools. Hard-water deposits may need a specialty process and should not be promised as part of routine washing.

ConditionRoutine cleaningSpecial attention
Rain film and dustUsually suitableConfirm frames and sills
Pollen and light organic residueUsually suitableScreens may need separate cleaning
Mineral or sprinkler depositsMay not remove fullyAsk about restoration and glass risk
Paint, silicone or construction debrisNot routine cleaningSpecialty removal and waiver may be needed

Roof moss, algae, lichen—and the word ‘mold’

Homeowners often search for roof mold, but green or dark roof growth may be moss, algae or lichen rather than indoor-style mould. Identification matters because roofing materials and growth types call for different methods. Aggressive pressure washing can damage some roofs, and physical scraping can disturb granules or coatings.

A responsible provider should inspect the roof type, pitch, drainage, surrounding plants and growth before recommending treatment. Cleaning improves surface condition; it is not a substitute for repairing leaks, failed flashing, rot or ventilation problems.

  • Ask what growth the provider believes is present
  • Confirm whether the plan is treatment, manual removal, soft washing or a staged combination
  • Ask how runoff and landscaping will be protected
  • Avoid promises that every roof can be safely accessed or made to look new
  • Use a roofer for material failure, leaks and structural concerns

Build an annual exterior-maintenance record

Keep dated photos of each elevation, roofline and downspout discharge. Record what was cleaned, the method used, any products applied, and defects noted. That history makes future quotes more accurate and helps separate recurring maintenance from repairs.

RecordWhy it helps
Wide property photosShows access, storeys, slopes and landscaping
Close-ups of glass or growthClarifies condition and specialty treatment needs
Service date and scopePrevents repeating or omitting work
Repair notesKeeps cleaning and building repairs distinct
Weather observationsConnects overflow or streaking to real conditions
